In 2023, Wellcare, a behavioral health clinic we had previously worked with, approached us in search of a 10,000 SF freestanding property in the eastern Colorado Springs area. Leveraging our long-term relationships and market knowledge, we identified a property we had helped a client acquire a decade earlier and reached out to gauge their interest in selling. The owner agreed to sell, contingent upon us securing a suitable replacement—specifically, a small, well-located retail center with national tenants.
Coincidentally, we had another client who owned a retail center in Woodland Park, CO, anchored by Verizon and Starbucks, which aligned perfectly with the seller's criteria. Through creative deal-making and off-market negotiation, we facilitated two seamless transactions involving three clients: Wellcare acquired the freestanding property at 1930 Frequent Flyer Point, the original owner purchased the Woodland Park retail center at 19590 Highway 24, and our third client, Value Investment Group, successfully divested their asset.
All deals were executed off-market with no other brokers involved, showcasing our ability to creatively structure complex transactions, leverage long-standing relationships, and deliver successful outcomes for multiple clients in a single coordinated effort.
